Property Description

The Dunes Condominiums – opened January 2002
The Dunes Condos have an indoor/outdoor swim thru pool. Approximately 1/3 of the pool is indoor with the remaining portion of the pool being outdoor. The Dunes Condos also have a gym, sauna & hot tub.

Three bedroom units have 2 & 1//2 baths. There is a balcony or patio off the living room area and a balcony or patio off the master suite! Both of these balconies face the Gulf.

Two bedroom units have a bedroom which faces the Gulf and a bedroom on the front of the unit which faces Mobile Bay. These units have 2 full baths and an extra large balcony or patio which is accessible from both the living area and master bedroom. Although we have one 2 bedroom unit that will sleep 8 adults comfortably, most of these tastefully decorated condos sleep six.

One bedroom units have bunk beds built into the hallway wall. The units also have 2 full bathrooms. One is located off the master bedroom while the other is across from the hallway bunks. Most of the one bedroom units have sleeper sofas which will allow the condo to sleep up to six people comfortably.



The Indies Condominiums – opened January 2006
The Indies Condos have a heated pool, game room, business center, and gym. Misting stations are located on the roof which provides the perfect place to layout and soak up the sun while gazing at the Gulf. Most of the Indies Condos have stainless steel appliances with granite countertops.

Three bedroom units have either 3 baths or 2 baths. There is a balcony or patio off the living room area and a balcony or patio off the master suite! Both of these balconies face the Gulf.

Two bedroom units have a bedroom which faces the Gulf and a bedroom on the front of the unit which faces Mobile Bay. These units have 2 full baths and an extra large balcony or patio which is accessible from both the living area and master bedroom.

Rental Policy

General Policies

PLEASE REVIEW THE TERMS AND CONDITIONS BEFORE MAKING YOUR RESERVATION.

DEPOSIT: For a rental, a deposit of $200.00 or more is required. On some reservations the full amount will be due at time of booking. We accept Visa, Master Card or a Personal Check. This deposit will be applied to the total rent due. For a house rental, the deposit is based upon the size of the home. A refundable security deposit may also be required at time of booking.

CONFIRMATION: Upon receipt of your deposit, you will receive a confirmation via email, fax or postal mail. Because you are responsible for the accuracy of your dates, please check your confirmation carefully and call us immediately if any corrections are necessary. Otherwise it will be assumed to be correct. Please bring your signed confirmation to check-in.

ARRIVAL: Your total rent balance is due the morning of your arrival. The balance of your account will be billed to the credit card on file. If you would like to use another form of payment, we must know in advance. If final payment is in the form of a personal check, payment must be received seven days prior to arrival. Check-in is in the lobby of the DUNES. Check-in time is from 3 p.m. until 5 p.m. Please call us for special arrangements for arrivals after 5 p.m.

**Because of our high standards for cleanliness, not all units will be ready for check in at 3:00 p.m. We ask for your understanding and suggest you have other plans available between 3:00 p.m. and 5:00 p.m. Keep in mind that Pre-payment is required for a late check-in.

PLEASE BE ADVISED THAT WE WILL DO OUR BEST TO SEE YOU ARE IN THE UNIT YOU REQUESTED; HOWEVER WE RESERVE THE RIGHT TO CHANGE UNITS. SOME OF OUR UNITS ARE FOR SALE. WE WILL DO OUR BEST TO AVOID AN INTRUSION UPON YOUR VACATION. HOWEVER, IF THE NEED ARRISES TO SHOW THE PROPERTY TO A PROSPECTIVE BUYER DURING YOUR STAY, AN APOINTMENT WILL BE SCHEDULED WITH YOU IN ADVANCE. THIS PROPERTY IS PRIVATELY OWNED AND MANAGED AND WE RESERVE THE RIGHT TO REFUSE RENTAL OR TO DISCONTINUE OCCUPANCY IF IN OUR JUDGEMENT YOUR OCCUPANCY OF THE UNIT IS DETREMENTAL TO THE PROPERTY OR COMPLEX. WE RESERVE THE RIGHT TO ENTER THE PREMISES AT ANY TIME FOR THE PURPOSE OF INSPECTION, REPAIR, MANAGEMENT OR SHOWING OF THE PROPERTY.

Every effort is made to maintain accommodations in good repair. All repairs will be handled as quickly as possible. However, no rent refunds will be made for malfunctions.

Guest is responsible for any damages over and above normal wear and tear. If excessive cleaning is required after your stay, or there is damage to the unit you will be billed accordingly.

Two sets of keys will be issued at check-in. If you become locked out of your unit during your stay a $35.00 re-entry fee will be charged. Also, if a key is lost there will be a $10.00 replacement charge.

CHECK-OUT: Check-Out is at 10:00 a.m. If you check out after 10:00 a.m. you will be billed for an extra day. We must have your cooperation to prepare the unit for the next guest's arrival.

Please also handle the following:

A. All soiled sheets are removed from the beds and placed in the hallway. All soiled towels and washcloths are left in the hallway next to the sheets. There is a charge per missing item.
B. Please clean the coffee pot, wash and put away all dishes, pots and pans. Please do not leave dishes in dishwasher.
C. The trash must be removed and placed in a proper outside container.
CANCELLATION: - If you must cancel or change dates please call us 1-888-877-9270 or email us rentals@SunsetPropertiesOnline.com as soon as possible. There is an automatic $50.00 fee for all cancellations. We require a 30-day notice prior to arrival for your deposit to be refunded or transferred. If less than 30 days notice is given, the deposit will be held for lost rent. Sorry, no refunds for early departure. On longer rentals (As in Monthly) we require a minimum of Ninety days notice of cancellation or date change.

RENTAL UNIT CAPACITY The total number of persons allowed in the unit at any one time is restricted to the stated limit for each property. We will make exceptions ONLY for infants. This statement is to be clear that House Parties are NOT allowed.

PET POLICY - Pets are not allowed in or on some of our vacation property premises. A pet or evidence of a pet found on the non pet friendly premises will cause forfeiture of entire rent and deposit and immediate tenant eviction. The exception to this policy is for those renting the properties which allow small dogs. You can call one of our reservationists to inquire as to the specific pet regulations and details (251-543-1370). Pet property reservations CANNOT be made online, however you may call to reserve these properties. A nonrefundable fee of $120 will apply to all "Friendly Pet Property" reservations.

Note: A confirmation also constitutes your rental license agreement. And by sending in your deposit, you are entering into a binding legal contract that you must sign verifying that you are an adult, and that you are financially responsible for any damage made by any parties present during your tenancy dates. A reservation made under false pretense will result in eviction with loss of both your deposit and the total rent.

Sunset Properties L.L.C. will not be responsible for loss or theft of money or valuables of any kind.

**Prices, furnishings and tax are subject to change. All properties are privately owned. The décor and furnishing will differ based on owner's personal taste. Sunset Properties, LLC reserves the right to change unit assignments if the need arises.
